What is the general impression of Robinson Ranch in Parker? Is this generally a well thought of area?

Hi Kg,

Just a quick follow up to my earlier answer about Robinson Ranch. I've made a custom map of the neighborhhod I think you'll appreciate. Take a look at: http://tinyurl.com/RobinsonRanchMap for a great view of where the three homes that are for sale are relative to the open spaces, power lines, main road.

By the way, overall this is a very well thought of area.

Robinson Ranch is a area with nice views and large lots with very nice homes located on the South end of Parker. It is a little ways down Parker road and every day it gets closer with the Town of Parker growing that way.
The other answer included a link for the HOA and I included a link to the homes avaialble.

When someone says they live in Robinson Ranch, the impression would be: Beautiful views, 1 acre plus sites, gorgeous homes, somewhat of a country feel but easy access to everything. They're large homes generally priced between $500,000 and $800,000 and they're not stacked up on top of each other.

FIRST ANSWER

Hi Kg,
I have helped a family choose a home in Robinson Ranch and I continue to keep in touch with them. They are very happy with the community and we considered homes as far South as Timbers and Pradera as well as Pine Bluffs ( just North) and even a few of the acreage options like Summit Ridge Estates before landing at Robinson Ranch.

My only concerns with overall value were the lack of established trees which many people expect to see in Parker, the road noise from Parker road-- which can be considerable, and the presence of overhead electric wires. However, on a property by property basis, of course, these may not be an issue. Well, except the trees! Furthermore, the excellent location makes Robinson Ranch a great option.

If you don't have a search tool already: take a look at http://www.blueroof.com you can zoom the map right to Robinson Ranch and see all of the homes for sale along with a wealth of research tools and info. Switch the map to satellite view and you'll be able to see if the overhead powerlines are a factor for any if the homes.
