What is the future condo pricing, for Grand Villas at World Tour? Time to sell, or buy more? Cypress Point Ct and Grand Villas Blvd. 2 BR, 2 bth.

I already own a Dogwood model. Hold em or fold em? 5/1 ARM coming up next year. Time to refi or sell, or buy more.

Prices have started to rise on these units and interest rates remain low so....

1) You could always refi at a lower rate as long as your not "underwater" on what your mortgage compared to the current market prices. (When you refi the bank will pull an current market appraisal)

2) Since prices have increased you will get more now than you could last year!

Here is the crystal ball for buy and selling real estate in the Myrtle Beach area? Two sides to that.

1) Buyers- People have been waiting for the opportunities to buy like we have right now. Right now buyers are buying for pennies on the dollar and are getting some incredible values. Many are renting their properties and getting a good return on their investment. It’s all relative to when you purchase as to what your return on investment is. (Think buy low sell high)

2) Sellers- If you are upside down and need to get out, do it now. Properties values will be bumping along for a while before the prices get anywhere back to where they were. Ask yourself what is it cost me on annual basis to carry this property. If it is a negative cash flow, you may want to think about selling. If you can rent it out and make it cash flow...hold on. If you can't make the numbers work for you based on the amount you paid, it’s time to sell. All boats float in a high tide! The tide is currently out; buy if you are buying at today’s prices it starts to look really interesting.

No one can really tell how the market will go unless they have some super powers..Todays market has a lot of great deals with all the foreclosers and short sales.. Now is not the time to sell unless you have to. The prices have about stabilized and the bounce may be beginning. There are still some foreclosures on the market and short sales which are ruining the comps/ please email me and we can talk about it. Happyduncan@chicora.net
