Most will tell you to either get pre-approved for financing or identify an agent you want to work with. Yes, these are both important concerns that should be addressed early in the buying process, however, there is something that is often overlooked that in my opinion is of great importance as well.

The step often overlooked is the review and evaluation of your personal monthly budget, accounting for all income and expenditures. In my opinion, there's nothing more important. With this done, you are either ready to move on in the process or wait and make some adjustments that will help you fulfill your dreams in the near future.

You should have already seen and spoken with a lender before making any offers and preferably before going to even see homes. You have to be sure you can get a loan - that is step #1.

There is a step by step process. Home buying should be fun and exciting. There is enough stress in this world, but buying a home should not add to it. Get qualified. Know what you can afford to buy and what that payment looks like. This will focus your search and same you time.
