Hello Beth, I am also a Veteran and enjoy helping fellow Veterans buy a home. I only need a few minutes of your time to ask a few dozen questions to pre-approve you over the phone. I will need to run your credit reports if you have not done so yet. I offer credit repair at no cost if there is anything that needs done, I can do it within a few days. Although VA is a zero down program and is not a fico score driven loan program, I know what I can get funded. I also offer many other programs depending on any issues you may have. Give me a call to go over your options. It only takes a few minutes. I can get you approved and out shopping for the home of your choice today.
Here is what is available in Covina up to 300k in single family residence, condo and townhomes.

I have agents local to show you homes when your ready. Here is a needs list for documents to gather together for loan approval. http://tinyurl.com/9w5vnlc

Let's get started now in case you have anything that needs to be worked on. I can have you approved as soon as I get the needs list documents by email or fax. Any questions feel free to call me anytime.

Great Job! Getting approved first is the best way to start. Now you can begin shopping and your offers will be taken seriously. Since you have a time frame in which to move, check the status of a short sale before making an offer. Some short sales can take 5 months to close. Good luck! If you need help shopping, drop me an email YourRealtor@CarmenSpennato.com.

Beth Your next step is to find an agent you want to work with and get Homes for sale delivered to you in your email that are from the MLS and not a website so you can actually see the accurate info as opposed to advertisements.

Go out and see homes for sale so you know how the market is.

You're on the right path. Get started right away as it's difficult to find a good quality property in California's tight housing market. Meanwhile, try to save up as much cash as you can to give yourself the most flexibility in competing for deals.
