It just so happens I have been doing comps on several neighborhoods in this area and I have information on Rivers Edge. These are mainly Newmark, David Weekley and Perry homes. The new construction homes are going for $80 to $90 sq ft. The preowned homes 2004 thru 2008, between $85 and $90. These are 3 and 4 bedroom homes, 2000 to 4000 sq ft usually 2.5 or 3.5 baths. Preowned homes in the last 3 months sold for an average of $74 sq ft, were on the market an average of 122 days and homeowners are getting an average of 95% of their listing prices. There hasn't been very many foreclosures in this neighborhood although there is a short sale active right now that is selling for $80 sq ft, 4026 sq ft, 4/3.5. Hope this helps.
