Good question. And a good solid answer could be given if every 3/2 home with a garage and a dock were the same. But they're not.

Think of your question in the light of this question, "what would the appropriate price be for a pair of shoes?"

My best answer is call your Realtor, and ask for a CMA on the property in question--then call 2 others and get their opinion--when you have met all three, you can average their answers, OR you can select the one that makes the most sense and is the most professional.

It's kind of hard to answer that question without knowing the size of the home or what type of water you are looking at. Is it sailboat, or with bridges or just a canal that doesn't go anywhere. There's a big difference in price in the three.

Also what subdivision or exact area is important to know. There is a home for sale in Overbrook Gardens on sailboat water, built in 2002, 3/2/2, 1855 under air, looks like it has lots of upgrades and the asking price is $700K. It's been on the market for 153 days.

Without having more answers it's a little hard to suggest a selling price. We would be happy to discuss this with you if you give us a call or email. We have almost every community in Englewood listed on our website below so you can also do some reserach as well.

All depends on what type of canal do you want, canal access, just canal view, salt watercanal, fresh water canal, etc.

I guess it really depends on the type of canal...are you looking for a canal with gulf access for a power boat or sailboat? A freshwater canal would be much less expensive but would typically only offer access for a canoe, kayak or possibly a small boat with electric motor. Pricing could range from $200,000 to well over $1 million. I have lived in Englewood for most of my life and am an avid boater, I would love to discuss several options with you.
