What is the current real estate trend for Crystal Hill Club Bayberry Unit in particular?

Hello Vita,

Sales have been relatively slow in Crystal Hill this year. There have only been 5 title transfers. There are currently 3 units under contract, and 4 active listings; one of which is a Bayberry priced at $400k. There were no sales of Bayberrys in 2010 most likely given to the fact that they are the largest and most expensive. The Dorchester at 2634 sq ft sold for $359,900 and the Ashton at 2761 sq ft sold for $345,000. Should North Rockland School District receive another tax increase and/or the interest rates rise, the Bayberry may well have to be priced in the mid to upper 300's.

The current average ratio of sale price to list price is 94.98%. Sale price to original list price is 88.64%
