This is hard to pin down exactly. The best answer I can give you is to tell you what happened in April in the the major neighborhoods in the Bluffton market. In that month 157 new listings were added to the market, 63 homes went under contract (went pending), and 44 closed. The average days on market for these pendings and closed homes was 98 days. BUT these may have been re-listed somewhere along the way. Also most of the homes that sold were aggressively priced. Homes that are not priced well take much longer to move, if they get any activity at all. This is just a snapshot to give you an idea of what is going on in our area in the last couple of months.
