There are a lot of sellers who will be willing to consider a lease-purchase option (i.e. you "rent" at a slightly higher price than the going rent, and your rent partially subsidizes the purchase at a negotiated point in the future). You have the entire MLS at your disposal, just contact the agents listing the houses you're interested in, and plan to pay (in rent) approximately the realtor.com estimated mortgage payment or slightly more than that (depending on the seller/landlord's financial situation, there's a lot of leeway here).
Aside from that wealth of MLS (supposedly only "For Sale" only) inventory, go to craigslist.org for the area you're interested in! That site is fabulous and plenty of "For Rent by Owner" listings appear there.

What towns or counties are you looking to rent an home in? Upper Bucks is a big area and some areas can be very congested with traffic (Doylestown, Quakertown) because there was a lot of development and the roads may not accommodate the volume that is presently there. Some areas are also very pricey.
Generally, asking about that is not best addressed by realtors. That's ironic because realtors probably do more driving around the area than most people, but I have come to believe that they are more immune to the frustration that comes from this. They must have been gifted with a higher level of patience than I. Best to drive through the area at 4:30 pm and see how easy it is to get around.
Lower Bucks is a little better off traffic-wise.

I know the other three agents that answered your questions, and they are all correct. And rentals are painstaking for agents, but necessary. I will also tell you that I have what Scott is referring to, "pocket" listings. I have one in Lambertville, NJ, which is not in Upper Bucks, and one IN Upper Bucks. My clients just purchased this home, renovated it, and are being relocated to CA. They love this home and need a renter. It is a beautiful vacation-type home on 11+ wooded acres with a deck, 2 wood burning stoves, a 2 car garage, two sheds, not difficult to take care of and really beautiful. Contact a local real estate office to the area that you want to find a rental. They will be able to give you everything that is listed on the MLS and any "pocket" rentals they or the office may know of. Second thing to do is check the local newspapers. While you are picking up that newspaper look at the bulletin board at the local stores. Often owners will post their rentals there.
Michael,
you can contact a local Realtor who specializes in rentals or there's another way you can try. Watch a few houses that you like and if they've been on the market for a while, contact the agent who's selling them and ask if the sellers are willing to rent out the house.
