What is the best way to aquire, this house, and still have money to fix it?

Four years ago, my father signed a mortgage for the house my wife and I live in, because of bad credit. It is considered an income property for him, even though we pay all the bills.
My Question is... how can we re-finance or get a line of credit to do home improvements? My father will gift the whole house to me if necessary. Our credit is still pretty bad... What is the best and most cost effective way?

FIRST ANSWER

Talk with your lender about a possible refinance in you and your wife's name. The lender, should also be able to give you suggestions on how to clean up your credit.
