What is the best investment in the Miami/Fort Lauderdale area for 200K (Condo, house,...)? Which location would give best appreciation and rental?

There are so many "micro-climates" in the South Florida Real Estate market. I think you may want to team up with an experienced Agent to discuss some relevant considerations for Investing in the market here. For ex: will you be looking for something that can be rented? (there can be some strong rental restrictions on condos).. are you thinking of buying cash or leveraging your $200,000... There are plenty of us that look forward to having great conversations with Buyers and Sellers who are really looking to have Real Estate success.

If you have cash to put 30-50% down preconstruction is hot!

The Galt Ocean Mile along AIA between Oakland Park Blvd and Commercial Blvd in Fort. Lauderdale. I found a total of 26 units for sale for less than $250,000, mostly 1 bedroom/1 baths but 5 or so 2/2's.

I recommend the North Miami Beach area the type of investment you are looking for between the 5200 Block on Collins and 74.

In my experience a condo, house or townhome that is desireable as a rental would be located close to restaurants and shopping, within a 10 minute drive to the ocean, and in a well landscaped setting.. I own multiple single homes in West Sunrise (going back to 1987)
I like the city a lot
I'll NOT buy, for investment purposes, a condo (not investor friendly, so say the least)....

Very difficult to answer. Every year Parkland, Weston, and Lighthouse Point lead all cities in appreciation however can't purchase for 200k there.
