What are the different neighborhoods called, and how would you characterize the housing in each? which areas are more desirable and why? And how high ARE the taxes?

Elkins Park is located in both Cheltenham Township and Abington Township. As a long time resident of Elkins Park in Cheltenham, I can tell you that there are many wonderful things about Elkins Park. It is well situated and it has variety of homes from beautiful stone colonials to the ease of split levels and ranches.
Elkins Park is located close to major highways and is also a quick train ride into Center City Philadelphia and the airport. One thing I like is that I can be in NYC , the Poconos or at the shore in less than a 2 hour drive from my home!
Both Cheltenham and Abington township have great parks. Abington township has lower taxes than Cheltenham because of their commercial base.

Elkins PArk has so much to offer. As a resident and a professional who chose t focus on this area, I can tell you EP houses are rich in style, charm and character. Elkins Park is a neighborhood within Cheltenham Twp and not officially divided to any sub-neighborhoods. Taxes tend to be a higher than close municipality but demand is always on the rise here and that must mean people believe the quality of life in EP is worth the taxes...
The new buzzword for the residents is Creekside Coop...
