We want at least 3 acres. Basement, dry ground. Prefer city water or good well water. Clean air. No nearby racetracks.(noise) No casinos. Reputable hospital. Is radon a problem? Termites? Do not want to be near mushroom or pig farms, bad smell. Ideally just a few miles outside of quaint town. Nearby park to ride bikes and walk. We are coming from central Jersey, too crowded, 1/4 acre lots and taxes up to $7,000 now. Would like nearby farmers market for local produce...and space enough to grown own garden. Retail shopping mall within 30 min. We like hills, not mountains, cleared land, fields, some woods okay. Nearby golf (not country clubbers), nearby tennis courts and soccer fields. Good Italian restaurants, good pizza and sushi?

Angela gave you some good information. Adams county is beautiful! A builder that I work with has some very nice new homes on the east side of Adam County that are selling in the $200,000 to $250,000 range. Taxes in Adams county vary by school district, but tend to be less than in most parts of York County. What you want is a tall order, but with a little work you should be able to find it.

Apricot - that is a really tough question to answer. That depends on where in the county. Adams County is a pretty laid back kind of County. Our County Seat is the historic town of Gettysburg. We also have several other quaint small towns such as New Oxford, Abbottstown, East Berlin, Fairfield, Carroll Valley and Biglerville. A large portion of our County is dedicated to apple orchards and is quite picturesque. You can purchase a nice, newer home in the $300,000 price range. Depending on the age of your home and area it is in $4,000 to $5,000 is a good estimate of real estate taxes. Of course the more acreage you add, the higher the price. A lot of the price depends on what side of the county you need to be in and wether you need to be within driving distance of a certain area for work, etc. There are so many variables, it is hard to give you a good idea without letting you see some listings for yourself.
