I live right around the corner fr Atlantic Shore, and it really depends on the building. Some are co-ops, and their prices are lower because they're hard to finance/more down payment required. Other buildings are higher than avg because of the amenities/maintenance of the building. It's better to do a comparative market analysis of a specific unit/building because that's how the appraisers would do it...they look within the building, first, then, the immediate "like" properties.
