List Price per Square Foot $80
Sold Price $134,410
Selling Price per Square Foot $77

North Port Homes Seem To Be Around $80 S F Without POOL & $100 S F With POOL When You Are Considering A 1300-1500 S F Home !!!! All Prices Seem To Be Going Up Still !!! Of Course You Can Save A Little When Buying A Short Sale or Bank Owned Property Without Too Many Multiple Offers !!! The S F Prices On The Larger Homes Will Go Down Approximately $10 S F Depending On How Large !!!

Average is meaningless.

The median sales price per square foot for a 3/2 home in North Port built after 2004 sold since 1/1/2013 is $75.

3/2/2 homes range between 120,000 to 160,000. It can be more or less depending on location, square footage, age of home, whether it has a pool or not. The best thing to find out is what location you are interested in and start there.
