I am a New Haven County Realtor and my office is on the Woodbridge/New Haven line. Our office has been a main source for many Yale Medical and University professionals seeking residence in the area.
Rents average $1050 for a 1 BR close to Yale. However, there are many condo complexes on Fountain Street that are very affordable. In addition, the Yale HomeBuyers Program offers great incentives and down payments for employees of Yale University --
"Phase 8 of the Yale Homebuyer Program increases the annual payment to each participant from $2,000 per year to $2,500 for up to ten years total, together with a first-year incentive payment of $5,000 for a total grant of up to $30,000 per employee homebuyer.http://www.yale.edu/hronline/hbuyer/index.htm

Hello! I have a home listed for sale not far from Yale in the center of Hamden. IThe asking price is $215,000, however, the owner needs to sell asap and will seriously consider offers.
In answer to your question, rents are approximately $1/sq. foot/ month which does not include heat or hot water, parking is limiited. Townhouses or homes which have amenities like central a/c and a remodeled kitchen can be higher. Check out 54 Day Spring in Mount Carmel - built in 1930 it is for sale and requires a bit of tlc, but the neighborhood is excellent. Walk to Hamden town hall, Eli's on whitney, Bread & Chocolate, Whitney Donut.
If you rent a house you are responsible for shoveling and mowing.

I use Zilpy with success in the Seattle, WA area. I find the data quite accurate for Seattle. Craigslist is also a good yardstick look from sitting behind a PC to know what rents are in an area.

Good luck!
