From the houses i have seen sold in the last 6months for older homes the average is around $107, it has been difficult to find a new house in South highland that's why i don't have a comparison. FYI the house is in very good condition with high end appliances, very nice kitchen and bathrooms, big master bedrooms, the only drawback is the kids rooms are very small (10 by 10) at least to us that's small and the yard is pretty small. Any suggestions on what this house is worth per square foot??? (if anyone wants the address it's 529 dudley ave)
Hi Beta,
The listing agent has used a group of newer patio homes off Fern Avenue for comps since there are no similar homes in South Highland. If you would like me to do a buyer's comparative market analysis for you on Dudley, please let me know.
My info: heathergoodwin@bellsouth.net or 318-465-6746
All the best,
Heather
Beta, I have asked the listing agent which homes she used in her comparative market analysis to come up with the price and will let you know when she gets back with me. If you want to email me, then I could answer you privately via email. Either way, I'll get you an answer.
To get a professional opinion, you need to sit down with a Realtor who understands the market in Shreveport, and more importantly , can explain the past history of the particular neighbourhood and those type of houses relative to the neighbourhood.
Doing anything less is like me giving you the average price of a car...for the average price would include BMW's to Fords...and be numbers you can do nothing with.
Empower yourself...and never try to get "averages"...that is a dangerous road too often travelled with the end result reflected in states like Arizona and Florida.
So find yourself a professional who help you better define your needs. By the way, the price you are willing to pay should be indirect proportion to what you can afford...minus the discount your Realtor negotiates on your behalf.
