Good question. I have builders that are buying resale homes right now. If it is wiser for contractors to buy resale homes, than it is probably wiser for you.

Sorry builders, a definitive yes, it is cheaper to buy a pre-existing home than to build. That is why you don't see many speculation homes on the market.

Hello Jack, Building cost depends so much on the price of the lot, utilities available to the lot, what it takes to get it permitted and the amenities or upgrades to the home. You can spend as little as $130 per square foot to $200+. In todays market, it is a great time to buy lots to build as well as resale homes. If you can find just what you want in a resale, there are some smokin deals and will save you the torment that building can be. If you choose to build, be sure you use a reputable builder.

Average cost to build depends on your upgrades. I have found that it seems to come out somewhere between $150 - 200/square foot. Depending on the lot and what it takes to get the structure out of the ground and the utilities available.
