I would say starting at the 250k - 350k depending on what exact area you mean..
Check out San Fernando, Mission Hills, & Sylmar these areas have similar demographics/home values..

The areas you refer, NoHo and Sun Valley, are very pockety. The same home in a different neighborhood will vary a lot on price. BTW, Sun Valley and North Hollywood are two different areas.
