What is the average HOA fee in Philly?

There really is no average as they include different things.
Some may include some utilities, insurance, maintenance repairs, services and amenties, etc..
Others include only exterior maintenance and groundkeeping.

I think its easier to think of Condo Fees in terms of cents per sq foot. In downtown Philly a condo fee of .50 cents a sq foot would be fairly low. Lower exists in boutique condos but in real buildings .50 cents is about the bottom. They go as high as $1.00 a sq foot for luxury full service buildings. Think of the Ritz Residence and Liberty Two for example. These are buildings with towncars etc. Multiply the price per sq ft by the sq foot of the unit and you have the condo fee.

Example.. if the building has .54 a sq ft condo fees and your unit is 1000 sq ft. Your condo fee is $504 a month. The condo fee is dependent not only on the price per sq foot but also the size of the unit you are interested in purchasing.

One final note.. people always want LOW condo fees... not always a good sign. A 20 year old building that has low condo fees could mean that the building hasn't been doing all the maintenance it needs to do and down the line there will be an assessment.

The condo market is tricky. get a good agent to help.

HOA fees in the projects I am involved with tend to be around $50-$100/month.
