What is the approximate cost of construction in Cherokee Village?

I am looking to build on a few lots in Cherokee Village and then sell once the market gets better what margins can usually be achieved in a normal market? I'm looking to build standard homes, 2/3 bed rooms, I also have land in Fairfield Bay if anyone knows that area well?

Our company has quality building lots available in Cherokee Village, near or on two golf courses, any of seven lakes ranging from $1750.00 for one near schools and south entrance to $29,900.00 for a lake front lot where you can fish, ski, swim to your heart's content. It's also walking distance to Omaha Center where you can use 4 swimming pools, play miniature golf, work out in the health club, or just visit and play cards or sing with your friends.
Just a little history of Cherokee Village: It all started in 1954, a retirement/recreational village, the first of which became very popular under the name Cooper Communities. John and his wife Mildred Cooper, from the Memphis area, realized that Spring River and South Fork of Spring River Valleys were the Memphis "Play Ground" for the last, at that time 55 years. Baby Boomers were being born every second and whether the Coopers knew it at the time, the time has come today!
Okay, back to the cost to build in Cherokee Village. It starts at about $70/sq. ft. and certainly goes up to above $100. However, the best thing we have going here , besides our wonderful people, is the incredible surroundings, low crime rate, low low taxes, lots of ammenities, golf, fishing, and water sports only to name a few. "If you can find a better place to live, buy it!"

This north Arkansas area you can expect t pay from $85 per square foot and up. Depends on whether it is a basement with walkout, the quality of building materials as John spoke of and that applies inside and outside. A brick or Hardi plank finished home should come in around $125 per sq ft. As a general you can expect to make a decent margin, but at this time you better hope the buyers are available before you start. FIRST ANSWER

Costs in Arkansas run around $90 to $135 per sq ft depending upon the topography of the land and the amenities you put into the home. We have some new builds in Hot Springs Village, AR that are upgraded with wood floors, granite countertops, jacuzzi tubs and 12-16 foot high ceilings, all brick exterior, 3 car garage ---- all for $118 to $125 per foot.
