Your best resource for this information would be your closing attorney or mortgage professional. Either one should be able to draw you up a preliminary HUD that attempts to approximate the closing costs associated with the sale that you're considering.

Nope!

It would really depend on your banks closing cost requirements, impound pre-paid required amounts, taxes needing to be paid, etc.

Rule of thumb closing costs generally run between 2-3% of the purchase price plus your attorney fees.
