Stelian Steel-Advantages of cash: 1. LOW closing costs 2. Can often pay a little less for the property than with a loan when offering a quicker close, 3. LOW closing costs!
Just keep in mind that if you plan to pay cash for a home, be prepared to show proof of funds with your offer. It will show that you have the funds available to make the transaction happen.
You don't have to sign a contract with a Buyer's Agent. Although some will not work with you without one.
