(It's a start) Seriously, any offer should be presented provided you can support your ability to make that offer (preapproval) Price is a function of many things such as how quick seller wants/needs to close, other contingencies such as mortgage and inspections... I have successfully negotiated 20% off market value when representing cash buyers. In short, it depends. Good luck,

Hi there Rt, if you working with an agent, ask him/her to provide a Price Trend Analysis - done well, it will guide your bidding process and substantiate your offer.

My experience is that within a condo/townhome development, like models sell within a price band - where they fall in that band will depend greatly on the standard criteria of location and features/upgrades.
