We live outside of Oxford, just a few minutes from Landenberg. Out taxes are just under 6K. We have a beautiful 3-4 bedroom 3 full bath log and superior wall home with over 3000 sq sf, PLUS a second stone building with 2 more oversized garage spaces (for a total of 4 gargae spaces), a walk out lowel level which houses a work shop and a full third floor, currently a man-cave and a home office. The main house features a brand new kitchen with granite counter counter tops, new stone backsplash, custom cherry cabinets, new staninless appliances, a second kitchen on the lowel walk -out level. This level also features a huge family room with stone wood-burning fireplace (one of 2 in the home), a custom stone bar, home office, craft room and full bath. The third level of the home is a huge loft which serves as another home office. Both my husband and I are in telecommunications and work from home! This sits on 2.4 wooded acres with a stream runing through the property. Two decorative ponds are inthe front yard~absolutely stunning during dpring and summer. The home goes on the market next week.
Have you thought about the Hockessin area in Delaware? Real-estate taxes are substantially lower than in Pennsylvania, the countryside is just as beautiful, and there is no sales tax!
We have a house for sale in Landenberg..8 years old..5 bedrooms @6400 Sq ft..I appealed our taxes a few years ago and they were lowered from @13500 to 10, 700...not sure what low is to you, but wanted to throw that out....We live in a Lovely neighborhood of 20 houses..cul de sac..699 K. You can find it on any real estate web site.
cecil county maryland is another nice place to get lots of house for the money and very low taxes. landenberg is roughly northeast of cecil county directly across the mason-dixon line. there are some parts of cecil county that are as nice as landenberg...look around.
Landenberg is a great area, but you will not find low taxes anywhere in Chester County PA where Landenberg is located. I lived in Chester County most of my life, but moved just a few miles away to Southern Lancaster County 10 years ago specifically to enjoy the lower taxes, cheaper car insurance and lower electric prices. One of my specialties is helping people escape to the southern end of Lancaster County. You must be careful because only Solanco School District is cheaper. Octoraro School District which also covers part of southern Lancaster County is a Chester County school and charges Chester County prices. You will also be able to get more house for your money in the Solanco area compared to Landenberg. Another issue facing you should you decide to look in Solanco is choosing an agent. Lancaster County uses a different MLS (computer system for listing homes) than Chester County and many agents only have access to one or the other or limited experience using the other system. Most homes are listed in both but not all and you don't want to miss the house that is just right for you by working with an agent that isn't familiar on both systems. On consumer web sites like realtor.com you will see all listings. Agents use their MLS and that limits them to houses listed on that system. A town name to look for would be Quarryville and surrounding areas. If I can be of further any assistance, please let me know.
How far west are you willing to go? There are some pretty low taxes in certain school districts of Lancaster County. I will be happy to get the details and send you a note if that is an area that would work for you.
