There are several different types of HOA dues which helps keep value to your property . Some communities include maintenance on lawn care to entrance of the subdivision, maintenance to community pool and clubhouse, insurance to protect homeowners if someone is hurt on these facilities. Help enforce rules to the by-laws in the covenants to keep home values up.
Creates a committee to help monitor the homeowners so they will abide by rules to maintain property value like painting exterior, keeping lawn cut, no parking to many vehicles on property, all fences are the same in backyards etc.... A house is a major investment and the goal is to increase value so when the time comes to sale you have a community that will help hold and increase it's value.

The best way to find all of the information on a property is to hire a "buyer's agent" to help you in your home search. The agent that you work with can send you electronically information on the HOA which includes the costs, whether or not the fees are mandatory and what is included in membership. As you may know, many of the communities in Atlanta metro are run by HOA - Homeowner Associations and it is important to understand and account for this cost in your overall cost of ownership of the home.
In looking for a buyer's agent, look for someone who is familiar with the area, has experience as a buyer's agent, is preferably a "mobile" agent, has savvy negotiation skills and in general is an expert in the business of real estate. A buyer's agent is your security in the home transaction as they work for you and it is typically free for you.
One tool I use as a buyer's agent is to send my clients an electronic alert of new listings, price changes, for homes that meet their search criteria.
Home inventory is low in Atlanta so you want to be ready to act when you find a home that meets your needs. Make sure your agent understands the urgency and can help and protect you in the process.
