What are the good areas and the bad areas of Murrieta, CA?

Rick now that you have some info on the city of Murrieta, please let us know what it is specifically you are looking for. Murrieta has some very high end areas that have a lot of acrage and large 7000+ sq ft homes 9 De Luz) and it also has areas with smaller tract homes. It has some gated communities as well. But are you looking for areas with low taxes, no mello roos, no hoa? Please let us know and we can try and guide you to the best communities for your needs.

Murrieta is a lovely town and has excellent schools as determined by the Great Schools website. You can check out crime rate by zip code by going to http://www.city-data.com - The internet is a great tool but driving around and looking at the areas is the best judge to see which areas suit your needs and desires best.

As for the average price according to the MLS the average sale was $260,000.00.

I think a better way to go about it would be to figure out what you can and or want to spend monthly and down payment and go from there. Get pre approved for a loan BEFORE you start looking.

If you are a little more specific in what you want, I can give you a better average price. The prices vary depending on where, on whether it is new or old and what size you are looking for. Have you been here? My associate and I would be happy to drive you around the area and point out some of the different areas and price ranges.
The one thing that you must keep in mind is the variance on the special assessment can be thousands a year. So do pay attention to that. I know my associate and I always print you a copy of the taxes and special assessements with every house we show. We don't like hidden surprises.

Rick! In the last 3 months, the average sale price in Murrieta is $266k. (Prices ranging from $69k-$2.3m) Depending on what you are looking for, "good" or "bad" areas can mean many different things to different people and that would be something for you and your agent to work through once he/she gets to know your needs. I see you are from Escondido, and I understand your question knowing that Escondido has pockets of good and not so good. I am sure you will find that much of Murrieta is good, especially in the subdivisions. I have been a Realtor for 20 years now and know both areas well.... I hope you find what you are looking for!
