Bonnie and I have dealt with the mobiles quite a bit here in Simi. The add to Bonnie's information, two of our parks are senior age restricted and the others are not. Also, please consider that the average price is not a great way to approach the value as.
Many of these parks have mobiles that are 30 - 40 even 50 years old. Most of them are not even worth much and need to be hauled off and replaced. So if a mobile built in the 1960s sells for $35k you can't average that into the pool of those sold. Also consider that the senior park down on Tierra Rejada commands a high price per foot on mobiles than similar parks around the area.
The newer mobiles have drywall are far better built than the older mobiles. Do you have specific needs in the park, size of home and age of home your are looking for?
