What is everyone's thoughts on Germantown neighborhood?

From an agent standpoint, Germantown is one of the hottest neighborhoods in Nashville right now. As one of the previous responders, Robert, mentioned, lots of homes and condos are going up almost overnight. If you're wanting to purchase or invest in a home or condo, that is the area and this is the time to do it.

They are overbuilding it like crazy right now. In the 2 years I have lived there, there are at least 4 multi-unit developments that have been built, are being built, or are announced to be built. Hopefully it won't destroy the small-town feel of the neighborhood. The only offset would be if they add some small commercial spaces in those developments to increase the services in the area. Don't get me wrong, I still am very happy there, but the possibility of it being destroyed by over-development is very real.

Neighborhoods are not somehting that Real Estate Agents can really comment on. Real Estate Agents are not allowed to comment on a variety of topics. The Fair Housing Act restricts the information that can be provided by a Real Estate Agent.

Off Limit Topics Include:
• Crime Statistic (including questions about whether a neighborhood is good or bad or safe)
• Demographics
• Environmental Concerns
• Household Income
• Religion
• Schools (including questions about how good or bad the school is)

Determining to the answers to questions on any of the topics listed above is something that you would need to do on your own. It is up to the individual to make their own determination about a specific area. If a Real Estate Agent were to comment on such a thing, it could be steering which is a prohibited act.
