Darrell, The march Dataquick report on 94582 is $325/sf. That is much lower than your list. May I know where this list coming from? Based on existing house sales or projections?

We have a very exciting property in Windermere coming on the market this week. It will be up on our site in a couple of days. The square foot price on this home will be a very good deal. This home is better than new.

Hello JC,

Windemere per square foot prices are driven by location (neighborhood), builder, and standard amenities. Builders tend to "test the waters" with build-to-order product. If, however, construction is nearing completion, or a contract fell out (from a formerly committed buyer) you will begin to see generous incentives.

My advice would be to work with a realtor, so that you have someone representing YOU, not the builder in the negotiation. Most builders require that the agent accompany you on the first visit, or they consider you "their" client and will not allow representation. Some go so far as to say that if you registered on their website for additional information that they are procuring cause and refuse to allow an agency relationship.

Hope you're doing well. It has been my recent experience with representing clients at Windemere communities that list price (with incentives, perks, deep insight etc.) show a range of prices from $250/sq ft - $289/sq ft.

Hi Jc,
it really decides on the size of the home. The price per sq ft varies widely dependant upon how large the home is. Are you looking for a smaller Capton or Saville home or are we talking Paloma or La Sera or Oliveta for example or are you jumping up to Hawthorne or Santorini to name a few. Each community has different needs at different times and some are more or less flexible depending on their inventory and locations and even orientation of homes. If you are referring to Windermere in Seattle, WA that would depend on the home you are looking at, what part of Windermere, does it have water access etc. This is considered the high rent district of Seattle. I suspect you already know this if you are asking questions about this area.
