What is better for resale, a home on 2 acres in the Landenberg area, or a home on 1/10 acre in the town of?

Which one is not going to stink as much? might be the real question. I believe that's more of a preference and both would sell eventually. There are different percs for each homes lifestyle. Go with your gut or better yet ask a few friends and see which one they would buy if they were in the market.

Both of the areas you mentioned, Landenberg and Kennett Square have been hot areas for years. If you are considering both, you are probably more of rare case as most people simply prefer one or the other environment. I don't think you can go wrong with either but if push came to shove and I had to pick a safer bet, I would go with Landenberg. Towns with their high population density and reliance on local businesses can change their appeal more rapidly than a suburban/rural area. If the economy gets worse and businesses close you could have vacant stores, a bad crowd etc. I personally don't see this happening in Kennett but if you look to the distant past, you may see a worse Kennett preceeded by a nice Kennett where the outlying areas didn't see as much of a cycle.

Hi Sepabuyer. Great question! However, it's difficult to answer as a general proposition. On one hand, a two acre property is certainly appealing to many buyers looking for a large country estate (or just room for their kids to run around:). However, there certainly is a sector of the market that will appreciate being "in town", close to shopping, etc. and won't want to maintain two acres!

As far as the better resale potential for each, your Realtor should be able to give you the BEST answer based upon the SPECIFIC properties you're considering. Indeed, upgrades in ANY home (for example, granite or other stone or upgraded countertops in the kitchen and bath, hard wood floors, tiled bathrooms, etc.) will effect the resale value -- not to mention the speeed at which a sale would occur. This is yet ANOTHER reason why homebuyers NEED the resources and expertise that only an experienced full-time real estate professional familiar with the marketplace can provide.

If you haven't yet hired a Buyer's Agent for yourself (which, by the way, would cost you NOTHING since all Realtor commissions are typically paid for by the seller), I would encourage you to interview 2-3 Realtors and choose one who you believe is honest, experienced and is truly committed to working in YOUR best interest. In addition, you need to find someone who is a skilled negotiator (to work to get you the most house for the money)!
