We (my wife and I) have found that year round rentals are better for us. Someone is taking care of your property 12 months a year & paying all utilities. On a seasonal rental, you can't count on more than 3 months with the rent 3 times more, but you will pay the utilities, cable & Phone. Most renters, either way, want 2Br 2Ba minimum, 2 car carport or garage and a View, mountain, golf course, or both. The less expensive the property, the better the ratio for rent. For example something that you can pick up for around $100,000 will rent for $550-$650/Mo. while a property for $200,000 might bring you $850-$950/Mo.

In order to answer your question I first have to ask you if you are interested in a year round rental? or only in a seasonal i.e snowbird rental? If this rental would be for snowbirds, it would need to be furnished. As far as rental profile, in this type of community, it is highly desireable to be close to community ammenities, such as swimming pools and recreational centers. Golf course location would be HIGHLY desireable and mountain views are always preferable! Those features would be optimal for a rental property in this area. (2-3 bedroom would be best).
