I'll be glad to do an Market Analysis for you. HCAD has this property valued at $90K and in my opinion the market value is no more than $80K. Please kepe in mind that I have not seen the property so my opinion could change positive or negative depending on the condition of the property.

It’s very insulting to me as a professional, and I believe to the general public as well, to read this response to this posting from Sean P. First of all, If you are on a social website of consumers who can utilize agent services and not trying to grow your business with new clients then what is your motivation? Don't tell me you're posting responses for the greater good of humanity? I don’t believe Trulia needs anyone insulting the local professionals, or someone policing their website based on a set of standards you have made up in your mind. Part of my daily routine is watching this website, posting knowledgeable responses WHERE APPROPRIATE with the intent of answering the general public’s questions. At the same time, attempting to grow my own business, in a market I work very closely in. FYI, I was directing James to my website so I can gather more information from him in order for me to give an accurate answer to his question.
The Houston area general public doesn’t need to hear inaccurate information, specifics, advice, blanket statements, or depression propaganda concerning a market where an agent has little to no knowledge about. The country doesn’t need another person creating and fueling wide spread panic in our markets. The national media does enough of that for all of us. I understand times are tough in the Florida housing markets, and I empathize with you, but we certainly don’t have the problems you guys are experiencing. I can’t speak for the rest of Texas, but I can talk about my local Houston area market, where we are indeed in a slow market. It’s not as bad as one may think. Is it humanly possible on this web site to answer anyone's questions with an answer, without soliciting a new customer. Since I'm not looking for your business, most appraisers use an analysis based on current and past sales, the county tax rolls, and what is the approximate replacement cost. In this incredibly bad real estate market, generally all properties are down in the bottom 20% price of where they will go to unless this current crisis becomes a depression. We are not at the bottom yet, but Houston area prices are quite low. I left there as my permanent residence in 1991 and moved to domicile in Adventura, FL. My old house in Brook Forest in Clear Lake, happens to be up for sale now. As strange as it seems, it's at the same price I sold it at almost 20 years ago. Just do your homework, and try to avoid signing anything until you find what you want. In Texas, as almost everywhere else, there's a statute of frauds. Which means all enforceable contracts in real estate must by law be in writing. Good luck!
