What is a PUD, specific to Centerpointe in League City, Texas?

It's really good to ask these questions before buying this type of property. Centerpointe is very nice and in a prime location in League City. I've attached the official definition of a PUD that can also help you.

Definitions of Planned Unit Development (PUD)
•A coordinated, real estate development where common areas are shared and maintained by an owner's association or other entity. This definition of Planned Unit Development (PUD) contributed by Gulf Coast Associates.
•A special type of subdivision that doesn’t have to comply with all standard zoning and subdivision regulations. For example, non-residential and residential buildings may be combined in the overall plan. Since PUD developers don’t have to follow setback and lot size rules, buildings may also be closer together, creating large open spaces for public use and enjoyment. In most states, detailed plans must be submitted to a planning or zoning commission to get permission to build a PUD.

A PID (Public Improvement District) does have a really dry answer. Cities want to recoup the cost of developing and building the Utility infrastructure leading into the Subdivision, through the streets and to each home. Two of the ways to do it are through Municipal Utility Districts and Public Improvement Districts. A PID is a Taxing Entity. But the bottom line is how it affects your mortgage payment and your monthly expenses. Existing homes in Centerpointe have already paid a portion into the PID of each home. However, that does not mean the PID balance is paid off. You can request the estimated oustanding balance of the PID during the Option Period, to ensure that you can afford it before buying the home. It may only be a year or two, and that's just fine, because the PID should end.

MUD taxes in League City do go away as well. MUD #3 was paid off just this past year, so if you purchase a house in MUD#3, no MUD taxes.

I see a couple of people have explained PUD which really applies to all deed restricted communities.

I wonder if you also are asking about PID. PID fee is unique to Centerpointe, Victory Lakes and part of Magnolia Creek. Some developers and builders passed the cost of neighborhood infrastructure onto the consumer by createing a PID. It is not common and has only been used in a few subdivisions in our area. It is a fee you pay according to your lot size for the improvement of streets, sewers, water lines creation ,and other subdivision amenities.
This fee is fixed, fair and goes away when it is paid off. It is financed over a 15 or 20 year period and unlike a MUD tax it goes away. It can be prepaid also. It is usually paid annually. Some PIDs have a discount if you prepay.
Many people have not heard of PID or understand it . I think PID has a definite advantage over a MUD.
Since many of the homes in Centerpointe are 10 years old that would mean that much of their PID has already been paid and they do not have so many years left to pay. The lsting agents of homes will be able to give you more accurate information on the PID for their listing. It will vary from home to home depending on lot size, year built,if any was prepaid and how many years the original plan had established.

A PUD is a "planned unit development." This is a classification that allows flexibility in the design of a subdivision. Planned Unit Developments generally set an overall density limit for the entire subdivision, allowing the homes to be arranged in a configuration that allows for an area of open space to be enjoyed by residents.
