I am interested in the range of prices, least expensive to most expensive, of homes in the Springs Country Club. Also interested in price per square foot.

Hi Eldon - I just received this from Trulia--unless I somehow overlooked it before and perhaps you have already purchased something. From the previous response to my checking things in The Springs now, here's the "average" of the 3 sales in the last six months (from today's date) ALL over 3000 s.f.:

List Price = $552,633
Cumulative Days on the Market = 241
Average s.f. among the 3 homes = 3,107
Sale Price = $509,667
Price per s.f. = $165

145 Yale (fixer) - 3,088 s.f. SOLD for $375K (original list price was $599K; reduced to $399K)
4 Clemson - 3200 s.f. SOLD for $459K
20 Dartmouth - 3032 s.f. SOLD for $695K -

Call if I can help you further and you still have not done anything or need additional assistance. It's interesting to check on the sales stats of a particular development. It is truly an excellent time to buy. Come--get out of those miserable winters, freezing temps, shoveling snow! I remember it well and MUCH prefer a round of golf or a game of croquet and drinking wine on the patio OUTSIDE with 80 degree temp.!

FIRST ANSWER

Hello Eldon:

Of homes sold at the Springs over the past 6 months (which gives a more accurate picture than using one year sales) the average price per sq. ft. is $226.92. However, that is skewed due to the fact that one home was an REO and at the other end of the spectrum, one was highly upgraded/remodeled with incredible fairway views. As you can imagine, the price of these homes is very dependent on their condition and location. I list below the sq. footage and sales prices of recent sales:

3BR/3BA - 2,561 sq. ft. - $450,000 (bank owned)
3BR/3BA - 2,694 sq. ft. - $500,000 (private pool/spa)
3BR/3BA - 2,908 sq. ft. - $500,000 (on golf course)
3BR/3BA - 2,950 sq. ft. - $600,000
3BR/3BA - 2,475 sq. ft. - $985,000 (upgraded/remodeled - magnificient golf course views)
