Hope this stuff helps. Thanks and good luck.
oh ps, you may want to check out those home shows on TV...they can always give you great ideas.
If you are looking at a downsizing market then I would recommend buying a ranch. Condition is really sought after in this market and most markets so I would make the property has updated as possible. Best

Our recommendation is to build with an eye on the future, taking into account building trends. Future buyers will likely be targeting these types of homes.
"Green" ......should be your first consideration after, "location, location, location!" Make sure you focus on creating a living space that is energy friendly.....tomorrow's buyers will lean toward these properties.
Additionally, we are told that people are tending to avoid the excessively large homes and focusing on creating smaller more efficient living space with rooms that have the flexibility to serve multiple purposes. Be sure to include considerations for an "outdoor" living space that provides privacy for family relaxation.
Closet space...eat-in kitchens...at least 2 bathrooms...hardwoods. That is the quick list.
What is your taste? You will be living there for awhile and there are many small things that are easy to change when you are ready to move on.
