Hi Karina:

All I needed was an address. This particular unit is now with a new agent and as of September 14th, the price has been lowered to $319,000.

As far as closed comps go, there were 4 sales in the Ocean Monarch condo complex that sold within the past 6 months. The median list price was $311,750 with a median sales price of $284,250.

Right now there are 8 2-bedroom units for sale with prices as low as $249,000 to as high as $529,000. I would be more than happy to work with your client and insure that they get the best unit for the best price! The monthly condo fee works out to $490/month but this could vary depending on the unit and size, but not by too much.

Hi, I don't have access to your MLS but the address is 133 N Pompano Beach #1008.. asking $329 i'm not sure if it's still available but this is something my customer would be interested in.. Is the asking price high? What do they typically sell for..
