I am realtor out of RE/MAX Horizon in Elgin and live in Cambridge Lakes and LOVE it. It is in a GREAT location not only perfectly situated between Rout 20, 72, 47, Randall and I-90 but the area is thriving and 47 developments are popping up all the time. The community is amazing and SSA is low and will only go down as time passes, I have personally seen this myself. Price of the units and the community outweigh the slight SSA and it is not like the rest Kane County has extremely lower taxes anyway, I feel they are comparable. The community offers a LARGE Community Center facing the lake with a work out room with treadmills, weight machines, etc. and also an outdoor pool. They also offer free work out classes, basketball courts and leagues, a lounge space that can seat 250 and be used for any event for only a $50 rental fee and much, much more. The subdivision has 2 or 3 lakes, miles and miles of walking paths for your enjoyment. It is tough to find this kind of living and amenities elsewhere in the area without being over 55 or spending much more. How much is the townhome? There are better locations that don't charge you SSA taxes. What's your price range?
