What do you think about Adams street? What ist he resale like?

Historically when Hoboken, started gentrifying east to west, the "rules" out there were don't live west of Willow, then when development moved west and Clinton was elected president the "rule" became don't live on the dead Presidents. Now with the light rail on the west side there isn't any area of town that someone won't find convenient and desirable.

What makes up a good neighborhood is very subjective. Some people want new construction with parking, some people want a water view, some people want to be close to the PATH, ferry, or bus.

In general most people automatically assume the most desirable areas are those closer to Washington St and the PATH but that is not the case. Once people start their housing search they often quickly shift gears. If someone wants new construction with parking they will be limited to the west side, or the uptown areas. Want an elevator building? Again, you have to head towards the new construction. Have a family and need larger square footage? Perhaps a 3 bedroom? Chances are you won't be near the PATH, you'll likely head towards the 14th St area.

One size does not fit all. Your housing search has to be customized to your need, wants, budget, and time frame. The same way you have specific needs, all home buyers have specific needs.

Your housing search should be more about what will make your life enjoyable while you are living in the home. All areas of town have their own buyer base. As more development occurs along the Hudson County Light rail more people will find the west side's light rail to be a great amenity. As uptown develops many of the surface parking lots more families will head towards the larger homes in that area. As people get older they tend to be willing to head uptown a little more to get away from the noisier downtown bars.

Shop for what will make you happy. The same home that matches your needs today will match another home buyer's needs in the future.

LOCATION LOCATION LOCATION!!!!!!!!!!!!!!!!!
This especially is a factor when buying in any market but particualarly in this one!!!!!!!!!!!!!!!!!!!
Please consider all options and always buy LOCATION, even if less of a house, location will trump all in any market.

Lisa: I personally like Adams Street, and I've shown many properties to clients there. There are currently 35 properties listed for sale on Adams, with most of them being 2-bedrooms in downtown and midtown. Take a look:

As far as resale is concerned, it does depend on where on Adams, and it is also very property specific. But to give you a general answer I'd say you're looking at a good resale value overall, given that more and more people are looking to the "west-side" of HBK as an option. Homes from River to Willow have the highest location value in town, and much of your price is going to location. On Adams the location value is lower, but I believe the Grand-to-Jefferson areas will increase more drastically over the next few years - which is good for resale.

Hello Lisa, hope this finds you well! When you ask what the resale on Adams is like I think you mean as opposed to the streets closer to the waterfront. Well, it's difficult to say it's good or bad but generally most home buyers map their A location up to Adams street - so that's good news. Depending on where on Adams and what size the home is can help it's chances of selling. Midtown on Adams can be a little pocket with challenges because it's not necessarily close to a transit option - or I should say as close as some buyers would like, but with that said, you can find positive attributes and market those to compensate for the location. Dear Lisa,
I love Adams Street! The whole neighborhood is great and is especially convenient for a commute to Manhattan. While its true that Washington Street has the bulk of restaurant and retail there are good little shops and restaurants sprinkled throughout the blocks around Adams Street too. In Hoboken I find that you don't have to go far for anything, especially a good meal. I am getting hungry just thinking about Leo's Grandevous! Another great thing about Hoboken that people forget is that the views from Hoboken looking East toward Manhattan are INCREDIBLE!!

As far as resale, as long as the young target buyer continues to graduate college, get hired and is in need housing close to Manhattan with the lifestyle they are looking for resales will hold up. I would say that downtown Hoboken in general is not very 'kid friendly' so once the target buyer starts a family they generally move a bit more into Suburbia.

You mention that you are a buyer and seller. Are you planning to sell and stay in Hoboken?
