What do you do with the previous owner's stuff they leave behind?

We finally take possession of our house on Thursday but it does not look like the previous owners plan to remove all of there stuff. A little back ground- We bought a house on a short sale. Gave the Sellers 30 days to occupy after closing, use of a 20 yard dumpster for 10 days, and they will get $1000 if the clean the property, leave on time, and take all of their stuff. It looks like they are going to move out on time but they haven't started cleaning the yard yet. They have a few broken down cars, misc. body parts from trucks, a broken down junk trailer, ect. that we don't think they plan on taking. I have heard things about people being paid to leave foreclosures and signing something that states that they forfeit any property that they leave behind to the new owners/bank. Has anyone dealt with or heard of this type of agreement? Any input on what should be included in this type of agreement. I am not asking for legal advice just suggestions.

According to my lawyer, if I can get them to sign something stating that they agree to forfiet their stuff I can dispose of it immediately. Any input on how to word that would be greatly appreciated.

This is a mess but to be expected on a foreclosure or short sale. I would be cautious about just selling or throwing it away.

There is a court process for this. You will need to establish that they abandoned it and than sell or dispose of it. There should be forms for something like this and you will likely have to advertise this in the local paper.

It comes with the territory I am afraid.

FIRST ANSWER

I had a sale similar that I represented the buyers - our biggest obstacle was the cars - you might see if you can get the titles - makes disposing of them much easier - as for the removal of other stuff - you may just end up keeping their money and doing it yourself - your contract should tell you what can be done -
