What do the monthly fees at Fox Hill Farm include and what is the amount ?

Hi Lorraine, great question. Fox Hill Farm is widely considered to be one of the best 55+ communities in Delaware County. The HOA fees are $297/month and include exterior maintenance and grounds fee. There is no additional fee for the club house which includes indoor/outdoor pools, billards, fitness center, game/craft room, library, tennis/bocce/shuffleboard courts. Fox Hill Farm is truly a resort-style community. Did I mention the walking trails?

If you would like to pick a day/time to tour the complex and the available units, please let me know. The differences are going to be with regards to the age of the appliances, systems, etc. We can get you a home warranty.

The monthly fee is $297 and it includes Common area maintenance, snow and trash removal, and the club house, pool, and health plex

Normally, the Realtors in an HOA transaction, do not know the details of this:
The only exception would be, if we had handled another property, previously.
The procedure is; we make an offer, and the HOA gives us a Copy of their CCR's, which the Buyer is supposed to read. (most don't)

Sure, we can tell you what the monthly fee is: But what is covered, what the amenities are, what the rules and reg's are; we don't know.

If you are interested in buying in this Complex, you should take the initiative and research it yourself:
Go visit the complex, walk around and meet some of your prospective neighbors. Ask them what's good and bad about living there:
Is there a pet or parking problem? Do the gardeners do a good job? Is there a clubhouse and pool?
Security? Airport noise? Crime? Gossip?

Don't try to hang this on your Realtor, and then complain that you weren't DISCLOSED these things.
