What do the maintenance fees at the Harbor Club Condos cover?

The monthly fee is $270. It's not far from Crystal Beach and the Pinellas Trail. As far as owner occupied..there are 272 units. Checking the first 100 addresses 11 had this as their permanent address, which means a minimum of 32% (most likely higher) are either investments or vacation homes. This, along with being condo conversions (meaning they were originally apartments converted to condos) is the reason it is hard to get financing. Once the investor ratio exceeds 20%- 25% most lenders will not lend.

I would like to know what the maintenance and HOA fees are on the Harbor Club condos, as it isn't available on any of the current listings or their web site. Also, are many of them owner occupied? Is it a safe area and a good place to live? Thanks for all info and advice, Christine

Also it is probably not possible to get a mortgage unless you try a credit union. You may have to put down 25% or more.

The Condo association is pretty agressive about collecting back due condo fees from tenants so that is a good thing because it protects the other owners from non-paying owners who are collecting rent money.

If you're ready to buy, you may want to ask your Realtor to show you tomorrow before they are gone...

Maintenance fees are listed as covering: Building exterior, grounds, community pool, recreation facility, building insurance, flood insurance, trash, escrow reserves, and water/sewer. Are you currently looking for a home or just browsing on line for now? I have a free service called “Listingbook”, which I provide for my clients. It is like a back door into the MLS, which updates daily: new listings, price changes, solds & withdrawn listings, allowing you to really be able to follow and learn the market. I set up a basic search according to your guidelines. Once you are in, you can change the parameters as you need. Since you live in the Tampa Bay area, I also have a free automated service called CITY (Curbside Info to You) available 24/7. I issue you a number you can call on ANY Real Estate For Sale sign and a computer reads the MLS information to you from the street address for all ACTIVE MLS listings. If this would be helpful let me know. I just need your cell phone and an email to register it. Once it is registered you won't get annoying follow up calls. If you want to talk to me there is a prompt or you can call me on my cell. If you want to put it on multiple phones, I can put up to three numbers on one user name. Water, sewer, trash, exterior building insurance, maintenance off all common areas.

The maintenance fees cover: Bldg Exter, Comm Pool, Escrow Resrv, Flood Insur, Ground Mtnce, Bldg Insur, Tennis Court, Trash Remv, Water/Sewer
