If you're interested in a short sale, make sure the bank gives you enough time to deal with homeowner's associations, etc. before closing.

well...you need to know that you will be welcomed with open arms by most sellers!

I will assume the cash is on deposit somewhere, and not sitting under a mattress....otherwise, that could be a problem!

You will be asked to supply "proof of funds:" for any offer you present that is accepted.

I also suggest that you make sure you have an appraisal contingency in your contract - which means the house must appraise out for at least the sale price.

You need to make sure the value is there, if you are not sure have an, appraisal. Check the title to make sure it us clear of judgments or liens, and that you are getting the best deal for your real estate needs.
