There are one to two bedroom condos that are short sale or foreclosures which might be a good fit for this buyer. Once you are preapproved, it's just a matter of watching the market to see what's available. There is also an $8,000 tax credit available if you have not owned a home for the last three years. I agree that your first step would be to talk to a lender to find out what you can afford. Once you know that, you can start looking at the houses in your price range. After you have seen a few of the homes available to you, you can best make a decision as to whether or not it makes the most sense for you to buy or to continue renting. I certainly think it is beneficial to see what is out there. Especially because now is a great time to buy.

FIRST ANSWER

I would call your local banks and see ask to be pre-qualified for 100% USDA or FHA financing. If you do qualify, they will tell you how much of a home you could buy. The first concern I'd have for you, based on your monthly benefits is: how would you pay for maintenance and repair costs? What if your furnace and water heater went out? Could you pay to have them replaced? A very definite benefit to renting is having no unexpected housing expenses....no added financial stress. All the best to you whichever way you go.....
