What can you please tell me about the property at 23890 Summit Road? Salvageable? 2/1 on old tree farm.

Hi Debra,

I haven't been to this property but I live in the LG Mtn's. I can tell you that the location is excellent! If you have school age children, Loma Prieta Elementary and CT English middle school are just down the street. Both schools have excellent API scores! My son actually goes to Loma Prieta Elementary school.

Concerning the property itself, you really need to get inside to take a look, if you haven't already. If you're an experienced home buyer you could get a good idea with a walk through. But as with all properties, even those that appear in good condition, you need to have a property inspection and a pest inspection to really understand what's going on with the structure. In the mountains you need to have an understanding concerning the water supply and septic systems. Even though the property is occupied, this is no guarantee that you have a good water source. New mountain homes need to have a minimum water flow from its well, however older homes as this one is, may or may not have a good well. If the well is not producing, then you would need to have water trucked in. This might mean the end of those long luxurious showers!

Also you would want to have an inspection completed on the septic/leach fields to assure yourself that you don't have a major problem down the road. A chimney inspection would also be in order since most mountain people REALLY use their fireplaces.

In the mountains it would be wise to know if there are any easements that cross your property as well. This is not necessarily a bad thing, but you don't want to be surprised.

Considering surprises, many people work from home these days and use the internet heavily. There are many areas in the mountains that do not have good internet access yet; however this is improving as I'm writing this. I see Comcast Cable trucks stringing new cable almost every day right now. The property you're considering probably has Comcast available, but it's something that you would want to confirm.

Wow, I really could go on but I'll stop here. Let me just finish by saying that living in the LG Mtn's is great...great community, great lifestyle and a fantastic place to raise children.

Home is pending as of 7/11 and supposed to close 8/10. Home has a lot of deferred maintenance and is to be purchased strictly in "as is" condition. Agent requested that offers be all cash because a lender would not finance in it's current condition.
