What can anyone tell me about Hazlet real estate?

My wife and I are moving south from the city to Monmouth County and really like a house we see in Hazlet. It's close to the train station, has a nice yard, but isn't all that big. It's a ranch house with 3 BR and 1.5 BA, but none of the spaces are large. My question is about the direction of real estate prices in Hazlet, and whther or not this is a good place to buy while prices are low. Does the train station proximity cause your property to always retain it's value? Thanks.

As of February 28th, 2008, the number of sales year to date was 13 with an average sale price of $348,913.

In contrast to YTD for Feb 28, 2007, there were 23 sales.
In contrast to YTD for Feb 28 2006, there were 24 sales.

For all of 2007k the average sales price in Hazlet was $340.141.
For all of 2006, the average sales price in Hazlet was $327,329.

Excluding mobile homes, there are 101 properties for sale in Hazlet ranging from offering prices of $175,000 to $674,000. The median price is approximately $380,000 and the average price is approximately $412,000.

We just closed a few days ago on a bi-level in Hazlet that was listed at $399,000, and closed for $380,000. It was on the market 68 days. During the last year, the average DOM has been 92.

The Hazlet train station was remodeled in 2003. Proximity to a train station is desirable but may not substantially impact values. In areas of NJ where cars, or commuter lots are scarce…. Example: Hoboken, Jersey City…….proximity to a train station becomes more valuable. Fewer individuals walk to the train station or utilize public transportation to get to the train station. Most commuters drive, or they are dropped off my family members or friends. Some buyers may prefer a reasonable distance from the station to avoid any sounds of the trains. Proximity to a train station is but only one factor that may impact the value of a property.

Hazlet is part of the Bayshore Regional Development Plan which includes 9 municipalities emphasizing preservation, traditional downtowns, natural beauty and smart growth along the Bayshore corridor.

Anywhere in New Jersey where you are by a train station is a great location. More and more people will be looking to buy need or walking distance to mass transportation, shopping and restaurants. this is a buyer's market and a great opportunity to buy future prime real estate.

I take it from the answers that the Hazlet Train Station is easy to get parking at?

Also, our range is $300 - $350K. Specifically, we want 0.5 - 1.0 acres of land to go with a 3 BR house with 1.5 BA. We would also like to be within walking distance of the train station ifat all possible.

I think Hazlet is a good choice. It is one of relatively few Monmouth County towns where you have a reasonable commute into the city and still have a wide choice of houses in an affordable price range. Ease of commute, along with other factors like the qualty of a particular town's schools will continue to make towns appealing. Unless you are in love with that particular house, keep looking - Hazlet has a wide range of homes. You didn't say what your price range was, but I have seen some very roomy split levels in Hazlet with great room sizes.
