What can I expect to pay for a comfortable, older house on Redesdale or thereabouts?

1754 REDESDALE AVE , LOS ANGELES ,CA 90026, is on the market for $719,000, 3 bedroom 2.5 baths, 1896 square feet, built in 1937.
1957 ROCKFORD RD , LOS ANGELES ,CA 90039 is on the market for $1,399,000 3 bedrooms, 3 baths, 2381 square feet, built in 1940.
1749 W SILVER LAKE DR , LOS ANGELES ,CA 90026 is on the market for $749,000, 3 bedrooms, 2 baths, 1571 square feet, built in 1951.
2114 ROCKFORD RD , LOS ANGELES ,CA 90039 is on the market for $1,549,000, 5 bedroom, 5 baths, 4822 square feet, built in 2002.

Although these are the list prices for properties in the Silver Lake/Redesdale area, some are across the lake from the area you want, still beautiful homes. Any property sale must appraise and you must look at the recent sold properties in area to determine market value.
st 6 to 12 months, ranging from $785,000 to $2,100,000.

What are you looking for? How many bedrooms, baths, square footage? What are your needs? Parking? View? Pool? One story vs. two story? Do you want an older home that has not been updated or one that is in the raw?

Hi Charlie,

I just sold my listing at 1768 Rotary Dr., which is just west of Redesdale, for $785K. It's 2br/1.75ba, around 1,550sf, with the most incredible 180 degree view from the Reservoir and mountains, to Catalina. It was in very good condition in terms of systems, but was ready for some cosmetic work. The Sotheby's listing at 1754 Redesdale went into escrow before hitting the market, but it's now back on. I can find out more about that for you if you are interested.
Generally, the price range for the neighborhood north of Sunset, south of Landa, west of Silver Lake Bl,, and east of Griffith Park is from around $500K for a smaller fixer to the high $900's for larger properties with character and views. The better houses that are some distance from main roads and with decent views will sell from high $600's to the high $700's.
I currently have 1749 West Silver Lake Drive listed for $749K. There are tenants in there now who will be out on May 2nd. Let me know if you'd like more information on that one, or if you are interested in getting inside.

Hi Charlie,
varying opinions posted about what you could expect. I have a market analysis report, I'd love to share with you that outlines low/med/high price points for all property listed and sold within the past 90 days. I can even go as far back as 6 month or a year to show you trending.

In order to really give you some true numbers for property value ranges, I would need to know more.
1. bed/ bath counts
2. square footage ( range )
3. fixer / non fixer status
4. lot size
5. view? / no view?
6. what does comfortable mean to you? Non Negotiables? Negotiables?

Hi Charlie,

Based on looking at other recent sales in the area, as well as what is currently on the market, you should be able to find something comfortable in the $400,000 - $500,000 range. There are several properties nearby Redesdale that are currently listed under $600,000. Let me knoiw if you would like some more information - my contact info is below. Hope this helps..

Only one currently listed, just 4 days on the market...1754 Redesdale...for sale @ $719K. Almost 1900 sq ft, with 3 bedrooms and 2 baths, year built 1937. You can expect to pay in the mid to upper $600K. I can send you the details if you forward your email address to me.
