What can I expect to get for a 3 bedroom condo in lower Roswell Rd. area close to Chastain Park?

Great question these days. The good thing is that you are in a great location, but without some more information about your condo it is hard to narrow it down since there is such a wide range of prices in that area. Blah Blah....I'm coming in late but I'll agree that more details are needed. I'm not getting off my opinion regarding condos and Atlanta - even North Atlanta - go in EYES WIDE. Like marriage....it's easy in but not so easy out! If you're selling you'll see...

Good answers and even one best answer, but to answer your question...$75000 to $200000 depending on your desires for curb appeal, finishes and amenities.

Some of these communities will have restrictions on your purchasing ability, some won't.

Some you'll turn from upon driving in, some you just might really dig.

Above $200000 and up to $300000 - nothing much exists for sale.

The rest of the submarket above $300000 is mostly townhomes, recently built...

Wheats - have you interviewed any Realtors yet? You should ask this question face to face with 2 or 3 pros and see how things go from there.

What are your reasons for seeking this particular area of town?

Hi Wheats,

As the other posters have indicated, it is not possible to formulate an accurate list price without knowing the property address, and even then, you can not give an accurate market analysis without actually seeing the property and some comps to be sure they are in fact true comps. The market for condos is not pretty, and you have to carefully evaluate competition and foreclosures that may drag you down, however, the area is a very good location for a certain segment of buyers and that can be in your favor if the proper target marketing is done.

Hi Wheats:

Try searching an address in the neighborhood in RealValuator. You'll see what has sold in the past year both by individual homeowners, and by the banks. You should be able to use the information to get a sense of what your home would sell for. The search is free.

When you are ready to list your property, find an agent that knows the area well and ask them for a CMA (comparative market analysis) and a HomeStat report. A good agent will give you sound advice in setting an appropriate listing price for your home.

Are you asking what can you expect to sell a 3 BR condo for in that area? Or what can you expect to get if you buy a 3BR condo? Your question is so vague it is impossible to answer. If you want to know sale price any quality assessment would need to have an actually specific property. Every piece of real estate is different and worth different. Are you looking to sell a condo in that area? My suggestion is to hire a qualified agent to answer your question.
