Waterfront will always be the safest bet to appreciate. Even if you make a mistake, time will make up the difference. With the reduction of prices off our highs in 2005 by 30% to 60 %, the properties on the market now have a much better chance of appreciation. Old Comps will determine how much and how fast. Lakewood Ranch has seen the fastest growth and rebound. New Benderson mall at I-75 and University Parkway will certainly add value to the University Prkwy corridor and Lakewood Ranch. New rowing center and Soccer complex is another major draw for that area.

You can pretty much stick a pointer in the map anywhere and it is going to do better we are at 50 cents on a dollar in price from the high market we had back in 2005 to 2006. I personaly like the University corridor there is a lot of expansion on the retail side.There is currently the biggest and best mall being developed near I-75. Along with the new Regatta facility, and Lakewood Ranch next to it as well.Call or email if you would like to see some listings.

honestly, no one can give you an answer to that if we could we would know the future and if we knew the future i would be a much wealthy person and please give me the #'s to the lotto while you are at it.
Saying this though if you look over the 100 plus yrs. of real estate more than likely waterfront or in Sarasota case Gulf front homes did not get hurt as much as that trailer home out east of 75, so would say that in 5 yrs. if waterfront should always hold there value vs. no waterfront across the board.

The greatest appreciation will always be established by supply and demand. The supply of land on the keys is limited thus the appreciation is probably going to follow that formulation.
