What areas in Portland are likely to appreciate in the next 5 years?

What potential local factors could contribute to this appreciation?

If you look for location, location, location you already are seeing an up turn in home sales but not much in price increases from last year. We are seeing multiple offers in the good close in neighborhoods when homes are priced right. First time buyers are out in force and the areas that are seeing many first time buyers are close in North, NE and SE like Jean said below. NW Portland and Portland Heights have see many homes sell in the $500-$600,000 and up range in the past few months and those areas are coming back now and they will be good in the coming years. East of 82nd homes that were close to $200,000 4-5 years ago are seeing multiple offers today with homes prices at about $100-$120,000. You always pay for location and when the market gets going you will really extra pay for location.

One of the factors is definitely affordability. And so with that, the most likely to have the highest appreciation would be close-in North and NE Portland followed by close in SW. North and NE are where the most first time home buyers tend to buy and back when the market was still appreciating, North was seeing the highest appreciation in the area.

Respectfully disagree. Everything doesnt always appreciate. We are seeing something unique. We are headed to a more European/Asian type of living where more people are interested injust having a place to stay instead of 'owing the American Dream'. Especially since we keep making babies but no more earth space. One would think that would mean land/homes would be at a premium but again the tides have turned. People are no longer fooled by the government/oil/banking system that promised unending appreciation and profits. The stock market was a LIE. Property appreciation was a LIE. It was false. Our Joe and Jane American can make enough for the appreciation BS to start over again without stated income financing.

All of them. In 5 years if one area is appreciating, they will all be appreciating, some more then others, but that wasn't the question. The question wasn't what areas in Portland will have more appreciation?

Any of the "close-in" areas of Portland will appreciate, and most have not lost much value in the recent downturn. My favorites are Clinton, Beaumont, Momtavilla, and Buckman/Kerns on the east side, and Multnomah Village, Fulton Park, and the Pearl on the west side.
